Construction Simplified led this high-impact, 42,000 SF civic project — a centerpiece of Muskegon’s downtown revitalization. With nine public and private stakeholders involved, we brought clarity, structure, and momentum to a complex build.
From day one, we tackled major budget overruns, leading a strategic CM selection and identifying over $5M in savings without compromising the project’s vision. Our team navigated critical site issues, including road abandonment, utility rerouting, and structural coordination with the adjacent hotel and hockey arena.
Environmental surprises followed — from PFOS-contaminated groundwater to the discovery of a buried, uncapped 1800s oil well. We secured $1M in emergency state funding and resolved the hazard within three weeks, keeping the schedule on track.
Despite the challenges, this landmark project now stands as a catalyst for economic and cultural growth along Michigan’s lakeshore.
