In 2016, New York-based Time Equities Inc. (TEI), a developer with over 50 years of experience and a portfolio exceeding 30 million square feet, selected Construction Simplified as their local Owner’s Representative for their second high-rise residential investment in Grand Rapids, 601 Bond.

From initial concept, we led design and scope validation, early budgeting, and timeline verification while chairing weekly local meetings with the architect/engineer and construction manager, saving TEI travel without sacrificing momentum.

Resulting in a landmark 16-story, 202-unit luxury tower with a five-level post-tensioned parking podium, precast brick façade, and unrivaled top-floor amenities. Breaking ground in August 2017, we provided weekly on-site oversight, enforced schedule and contract compliance, resolved challenges, and coordinated owner responsibilities with property management and retail tenants.

Delivered on schedule in May 2019 with immediate tenant occupancy, 601 Bond remains a cornerstone of the North Monroe district and proof of the power of trusted local partnership.
