Indian Creek began with a trusted contractor-turned-client seeking a viable, partially owner-occupied investment on a wooded 9-acre site. With limited development experience and a vision rooted in long-term value, he turned to Construction Simplified.
As development partner, we led the project from concept through construction, assembling the right architect, driving site planning, and performing early geotechnical analysis to shape a buildable, cost-effective solution. Through multiple site scenarios, we designed around the natural creek and preserved wooded buffers, maximizing buildable area while enhancing long-term appeal.
The final project included two 30,000 SF pre-engineered metal buildings with strong curb presence, flexible lease potential, and cost-controlled execution. It’s a prime example of how we combine real estate strategy and construction expertise to deliver thoughtful, profitable industrial development.
