Coming summer 2027, Abode West Fulton will be a four-story, 109-unit mixed-use development bringing new housing, retail, and energy to one of Grand Rapids' fastest-evolving corridors. As both Development Partner and Construction Manager, Construction Simplified is leading the $24.5 million project from vision to completion, transforming the former Adobe Mexican Kitchen site and an adjacent parcel on Seward Avenue into a destination for residents, businesses, and the surrounding community.
The project began more than three years before construction, at the western gateway to downtown across from Grand Valley State University's City Campus. Working alongside a third-generation family ownership group, Construction Simplified assembled the vision, coordinated public and private stakeholders, and led the site's financing and incentive strategy — securing more than $10 million in public investment through Brownfield incentives, a Neighborhood Enterprise Zone, and a Michigan Community Revitalization Program loan. A critical early step was relocating Adobe Mexican Kitchen to a newly acquired property on nearby Bridge Street, strengthening the restaurant's future rather than displacing it.
Construction began in May 2026, with completion anticipated in June 2027. As Construction Manager, Construction Simplified partnered with the owner, architect, engineers, and consultants from preconstruction through completion — shaping building systems, materials, and design decisions with one goal: create a better place to live without creating unnecessary cost.
The finished development will include 5,240 square feet of street-level retail across three suites, onsite private parking, and hospitality-inspired amenities, directly across from Construction Simplified's own offices on West Fulton and steps from GVSU's downtown campus.
Abode West Fulton builds on Construction Simplified's continued investment along West Fulton, following The Annex and The Anthony, and represents a new chapter for the corridor.
