You'll master our budgeting process, shape pre-contract strategy alongside leadership, and present directly to prospective clients — building the commercial skills that turn great PMs into future partners and office leaders.

The Work, Week to Week

Here's what the work actually looks like.

You own your projects with 100% responsibility for their success. You build the master schedule at contract issuance and update it monthly, folding in your Site Manager's 3-week look-ahead. You run the billing cycle, manage project accounting from setup through closeout, and drive the change process — logging issues, issuing RFIs, tracking trade partner quotes, and executing owner change orders every month.

You lead OAC and progress meetings, assess risk before it becomes cost, mentor your project team, and stand as the primary contact for the clients who matter most. Within 60 days of completion, you run the post-project review — schedule, budget, profitability, lessons learned — and share it with the team so the next one is better.

What You'll Own

Lead the Project

  • Deliver core CM projects end to end — on time, on budget, and to Construction Simplified standards
  • Develop the master project schedule at contract issuance; maintain and distribute it monthly to hit contracted delivery dates
  • Provide direction, mentorship, and training to your project team, including guiding Site Managers through our QA/QC process
  • Make safety a standing agenda item on every project, target zero-incident delivery, and address quality issues immediately
  • Close every project with an honest post-project review within 60 days and share what you learned with the team

Command the Numbers

  • Set up project accounting accurately, manage costs, and run a clean monthly billing cycle
  • Protect CS direct income items, including general conditions and self-perform work
  • Administer the change, allowance, and contingency process — accurate logs at every OAC meeting, owner change orders executed monthly
  • Build proactive risk assessment into preplanning for every scope, reducing exposure before it hits the field

Build Budgets and Win Work

  • Develop comprehensive, competitive project budgets that support the firm's contact-to-contract efforts
  • Collaborate with CS leadership on pre-contract planning — project fit, risk, team availability, and client potential
  • Lead client presentations of our capabilities and budget proposals, converting contacts into contracts

Represent Construction Simplified

  • Act as primary contact for our most valuable and developable clients — service that earns trust and the next project
  • Set the tone with your teams, trade partners, and clients; lead by example and share our story with pride
  • Support marketing with jobsite content, case studies, and testimonials that show off the work

What You'll Bring

  • Proven success managing commercial construction projects end to end — schedule, budget, quality, and client
  • Genuine field fluency: you've earned a site supervisor's respect because you understand how a well-run site actually works
  • Strong command of project accounting, change management, risk assessment, and contract documentation
  • The presence to lead client presentations and the ambition to help win work, not just deliver it
  • Clear, proactive communication with owners, design teams, trade partners, and internal teams
  • Proficiency in Bluebeam, Microsoft Project, Outlook, Word, and Excel
