Boardwalk & Union Square
It all started with a simple referral from a client as Construction Simplified was contacted by CIC Real Estate Management who was in need of assistance to fully understand the impacts and reality of a Reserves Study created by a national firm from Milwaukee. The study, specific to the Boardwalk Condominiums, a condo association of 276 units, retail, and parking, was ultimately suggesting millions of dollars in immediate expenditure which would have caused unattainable dues to all association members. As a local and realistic industry expert, Construction Simplified performed an in depth review of the report and the building conditions referred within and by working with the staff at CIC Real Estate and trusted subcontractors, an appropriate action plan for reparative work with achievable special assessments, was published and accepted by the association.
Because of this success and immediate repair projects to follow, the client retains Construction Simplified, not only for this condo property, but two others that they currently have under management. As identified below, one can see the variety of projects, operating assistance, and construction education that the associations choose to have on their side.
Boardwalk
As noted above for Boardwalk Condominiums, we helped the condo association board by reviewing the prior obtained reserves study, bringing reality to the suggested expenditures, and ultimately setup a 5-year achievable expenditure plan. Our services were able to help identify to what extent and the timing to the repairs of the exterior masonry restoration (125,000 SF), parking garage restoration and repairs (100,000 SF), parking lot sealing and replacement, roof replacement (100,000 SF), and interior common area refreshes. At each major expense, Construction Simplified is there to creatively design and manage the scope to save the association from normal construction contractor solicitation.
Our on-call relationship with our client also proved very valuable recently when one of the two redundant boilers for the facility had a cataphatic failure. With quick action by our team, we assessed the cause of the failure, quickly solicited proposals from qualified subcontractors, and managed the removal and installation of the complete system. If that wasn’t good enough, our detailed and educated investigation and education of the issue provided the association with information supporting a full insurance claim reimbursement.
Union Square
At Union Square Condominiums, what started out as a simple request for our solicitation of proposals to repaint the lobby, turned into an opportunity to provide leadership and expertise to the condo board for a much larger project. This began with collaborating with their selected design lead to present the pros and cons of multiple design options from the lobby through the staircase, up four floors. Due to the complexities of this historic 1800’s school building, proper coordination and execution were critical to this project. Our involvement lead to an efficient use of time and budget to refresh the lobby lighting, flooring, and four-story stairwell all while keeping the building fully operational for over 150 residents.
