Time Equities, based out of New York City, has been in the real estate investment & development business for more than 50 years. Owning over 30-million square feet of residential, industrial, office and retail properties, including over 4,000 multi-family apartment units, contacted the team at Construction Simplified to be their local partner upon embarking on their 2nd Grand Rapids residential tower asset, as they knew the importance of having experience on their side.
Starting right from the initial project conception, Construction Simplified lead efforts in design and scope validation, early conceptual budgeting, and timeline verification.
Holding local weekly meetings with the selected A/E and CM firms, we had provided TEI the confidence that their project was like ours, saving valuable travel while not skipping a beat with the design and preconstruction phases. This effectively lead to the final design of a 16-Story, 202-Unit high end apartment building on the north edge of Grand Rapids central business district. The designed structure also included five floors of post tensioned parking structure, a timeless brick façade set in prefabricated precast panels, and a Level 16 amenities floor that is unrivaled in our city.
Construction broke ground in August of 2017 and Construction Simplified provided planned staffing for continuous project oversight and leadership on a weekly basis, coordinating with all project partners and being the local extension of the TEI staff. With a project of this size and complexity, the CS team confidently enforced responsibility of the CM during multiple site and construction challenges, upholding the contracted schedule with no unwarranted extensions, and positively enforcing the contract during claim discussions. Our team also led all coordination of many owner responsibilities with the residential management company, commercial tenants and subsequent buildouts on the street level.
By partnering with Construction Simplified on this investment, TEI was able to capitalize on the final delivery of the asset in May of 2019 with tenant occupancy occurring as planned. Construction Simplified was key to that success.
